At Wilpo Rentals, our leasing process is designed to be fair, efficient, and transparent—so both tenants and our team know exactly what to expect from first interest to move-in day.

Step 1: Express Interest

Once you find a home you're interested in, start by clicking “Express Interest” or “Schedule a Showing” on the listing.

You’ll be directed to a short pre-screening form that helps us confirm the home is a good match before scheduling a tour.

This quick step prevents wasted time and ensures we show homes to applicants who are genuinely qualified and ready.

Step 2: Pre-Application Qualification

Before any showings are scheduled, we ask a few simple pre-qualification questions. This does not require a payment or credit pull.

The purpose is to make sure:

- The rent fits your budget

- Your move-in timeline aligns with availability

- The occupancy size is appropriate for the unit

- Pets (if applicable) meet policy

- Past rental history meets minimum expectations

- Typical Pre-Qualification Questions:

- When are you looking to move?

- How many people will live in the home?

- Total monthly household income?

- Current employment status?

- Any pets? (type, size, number)

- Reason for moving?

- Prior evictions or unpaid landlord balances?

- If the home appears to be a good fit, we’ll invite you to schedule a showing.

If not, we’ll notify you respectfully — saving you the effort and expense of applying unnecessarily.

Step 3: Schedule a Showing

Qualified prospects will be invited to schedule a private or group tour.

During your tour:

- You're encouraged to inspect the unit

- Ask questions freely

- Picture your living experience

- Assess whether the home meets your needs

Our goal here is mutual fit — not pressure.

Step 4: Submit Full Application

If you like the property and want to move forward, you may then submit a formal application through our secure system.

Application Requirements:

- Each adult (18+) must apply individually.

Typical requirements include:

- Valid photo ID

- Two most recent pay stubs or offer letter

- Application fee

- Rental history

- Employer and income verification

- Landlord references

- Consent for background and credit screening

Your application is processed securely and confidentially.

Step 5: Screening Process

We review applications holistically and fairly.

Our screening may include:

- Income verification

- Rental history review

- Credit report

- Criminal background check (where permitted by law)

- Previous landlord references

- Employment verification

We strive to make a decision within 24–48 hours of receiving a complete application.

NOTE: Incomplete applications may result in delays.

Step 6: Approval & Lease Offer

Once approved, you will receive:

- An email confirmation

- A lease agreement sent digitally

- Move-in instructions

- Payment instructions for deposits and first month’s rent

Leases are completed electronically for convenience.

Until deposits are paid and the lease is signed, a unit remains available to other applicants.

Step 7: Secure Your Home

To reserve the home:

- Lease must be signed

- Deposits paid

- Move-in date confirmed

Once complete, the home is officially yours.

Step 8: Move-In Day

You’ll receive:

- Final walk-through checklist

- Entry instructions

- Utility setup checklist

- Welcome information

- Automatic payment options

- Digital receipts

- 24/7 access to your payment history

- Secure and reliable processing

  • When Rent is Due?

- Rent is due on the 1st of each month.

- Any applicable grace period is defined in your lease.

- Late fees apply as outlined in your agreement.

Maintenance Requests

  • How to Submit a Request?

- All maintenance requests must be submitted through RentRedi unless it's an emergency.

- When submitting, include:

  • Description of the issue.

  • Photos or video (if possible).

  • Best contact time.

  • Any safety concerns.

We take maintenance seriously and respond promptly.

Emergency Maintenance

Contact Us immediately for:

  • No heat in winter.

  • Flooding or water leaks.

  • Gas odor.

  • Electrical hazards.

  • Fire-related issues.

Use the emergency contact number provided in your lease packet.

Response Time
