To process your application efficiently, please prepare the following documents and information.

All financial documents must be submitted as PDF files.

1. Applicant Identification & Screening

Driver's License: A clear copy of your valid license.

Background and Credit Check: A non-refundable fee of $35 is required.

2. Income Verification.

2 Recent Months of Paystubs OR 2 Recent Months of Bank Statements

3. Contact & Residency Information

Current Address with Proof of Residence (e.g., utility bill, current lease).

Name of all Occupants planning to live in the unit.

A. New Employment

If an applicant's income is needed to meet the 3x household income requirement, but they are unable to provide paystubs/bank statements due to a new job:

Please provide a signed and dated letter on company letterhead stating:

Projected start date.

Projected hours worked per week.

Projected hourly wage.

Manager/Employer contact number.

B. Pets/Service Animals (If Applicable)

If you have a pet living with you, please include:

A dated and time stamped picture of your pet.

Proof of vaccination.

For ESA/Service Animals, include proof and contact information for the doctor that prescribed or the approving organization.

How to Apply?

You can apply directly through our website by clicking the “Apply Now” button on the top menu or on any rental listing. Once your application is received, our team will review it and reach out with next steps.

What is prequalification and why is it required?

Prequalification is a quick screening step before scheduling a showing. It helps us confirm basic details such as income, number of occupants, and move-in timeline to make sure the home is a good fit. It’s simple, fast, and saves everyone time!

Is there an application fee?

Yes, there’s a $35 non-refundable fee per adult, which covers the background and credit check.

What are your basic rental requirements?

We generally look for:

Credit score: 550+ (600+ preferred)

Income: At least 3x the monthly rent

Clean rental history and no recent evictions

Requirements may vary slightly by property.

How much is the security deposit?

The security deposit is usually equal to one month’s rent, due along with your first month’s payment before move-in.

Do you accept Section 8 or housing vouchers?

Yes, Section 8 is accepted at most of our properties.

Are pets allowed?

Many of our homes are pet-friendly! Each listing will note if pets are permitted and the related fees or deposits.

What utilities are tenants responsible for?

Tenants typically pay water, sewer, electric, gas, and trash, while the landlord covers lawn care (unless stated otherwise in the listing).

How long are your lease terms?

Most of our leases are 12 months, though shorter terms may be available depending on the property.

How do I pay rent each month?

We make it simple — rent is paid online through your tenant portal using your checking account.
